Most Georgia homes need a house wash about once a year. Shaded or north-facing walls may need it sooner. Driveways usually need cleaning every one to two years, and roofs every few years, when black streaks show up.
Augusta's long, humid summers are perfect for mold, mildew and algae. Add a heavy pine pollen season every spring and lots of shade from big oaks and pines, and siding can go from clean to green in under a year, especially on the side of the house that doesn't get much sun.
| Surface | How often |
|---|---|
| House siding | About once a year |
| Shaded or north side | As often as it turns green, sometimes twice a year |
| Driveway and sidewalks | Every 1 to 2 years |
| Roof | Every few years, when black streaks appear |
| Fence and deck | Every 1 to 2 years, before staining |
Late spring, after the heaviest pine pollen is done, is the most popular time, so the house stays clean through summer. Fall is a close second for a fresh look before the holidays or before listing a house.
Siding and roofs should be soft washed with low pressure and a cleaning solution that kills the growth at the root. High pressure is for concrete. Blasting siding can force water behind it and damage paint and seals, and the mildew grows right back.
Not if it's soft washed. Low pressure and the right cleaning solution won't hurt siding, and a yearly wash keeps mildew from staining it.
Every one to two years for most driveways, sooner if it's shaded or under trees.
Late spring after pollen season, or fall before the holidays.
